Members Present: Brenda Reynolds, Ben Maddox, Bill Yoes, Charlotte Carnes

Meeting called to order at 6:00 P.M.

1. Public Hearing: Walnut Springs, W Napier Dr/NE Campbell Rd, Planned Zoning District
• Taylor Lindley, presented on behalf Crafton Tull
• Seeking approval for lot size in Walnut Springs to be approximately 6000     versus 8000 feet
• Plan proposed a deviation of +5’ on the front and -5’ rear setback; Taylor         advised they would revise the plans to meet the setbacks established in the   Code.
• Walnut Springs will include a 25-acre park with biking and walking trails, a   community building and a fire station
• NE Corner (Napier) is undevelopable and will be left in natural state
• POA will exist and be responsible for common areas
• Development will be in approximately 8 phases
• Some lots under City of Fayetteville Water, some lots under Washington Water  Authority
• Public Hearing closed at 6:26 PM

2. Regular Session began 6:27 PM: Walnut Springs, W. Napier Dr/NE Campbell Rd, Planned Zoning District
• No further commission discussion, no further public comment
• Motion to approve by Ben Maddox, second by Charlotte Carnes, passed 4-0
• Matter will be heard at next City Council meeting for Council to finalize         approval

3. Opened for Public Comment 6:30 PM, No further public comment

4. Motion to adjourn by Bill Yoes, seconded by Charlotte Carnes.

Meeting adjourned at 6:29 PM
